Since the early 2000s, Real Estate has become one of the most saturated industries in America, and real estate postcard marketing is a large contributor. It seems like realtors are popping up left and right, and with the increase in foreclosures and distressed sales, everyone’s jumping on the band wagon, from fly-by-night real estate investors to hard-money lenders. But the seasoned Real Estate professionals know that whether it be a buyers market or a sellers market, bottom line for them is, it’s a farmers market.

By this, I’m talking about real estate farming. Farming is the process of marketing to a select target demographic in efforts to

  1. Build name recognition in that area
  2. Build relationships
  3. Increase your listing referral business
  4. Make yourself known as the #1 trusted agent

Real Estate professionals know that success in their industry starts with a well thought out marketing plan designed to farm your target areas. And the best way to do this is, you guessed it, low-cost postcards.

The purpose for using Real Estate Postcards as part of your marketing strategy is to build recognition of your name and your brand. As you continue to farm your area with postcards, you build credibility as someone who knows the area and someone who’s there to serve the community. As a bonus, you become well educated on their needs, current offerings, market trends, and other aspects of the area. This becomes very valuable information when pitching your services to your potential buyers and sellers. Most would prefer to work with someone who is well educated in their community.

Once you’ve built a solid reputation through farming with Real Estate Postcards and you start landing leads, word of mouth starts kicking in. Now, one neighbor is talking to the other, and putting your name out there, and that’s not costing you a penny! OK,… so I’m being a little overly optimistic, by WHY NOT! That should, in fact, be your goal.

Here’s a simple formula for starting your real estate postcard farming program, for those of you new to the game. We’ll take a three step approach to success by using three different postcard themes to win your neighborhood.

  1. First Postcard – Introduction – Send a postcard to your target demographic and include your photograph, your name and contact information, some stock pictures of similar homes as the ones in your neighborhood, or better yet, take a picture of the subdivision sign if you have one and place that on the card. The text would simply read “Your Neighborhood Realtor. Buying and selling with your best interest in mind. Call for a free Market Analysist.”

    This should get you a hand full of phone calls. This is where you sell yourself by being the friendly neighborhood realtor they’re looking for.

  2. Second Postcard – Just Listed – Once you have that first listing, showcase how serious you are about selling that house by sending a “Just Listed” postcard to the same neighborhood  along with putting it on the MLS and where ever else you’ll be promoting it, of course. Include a professional photo of the exterior of the house, a nice, fluffy description of it’s amenities and, of course, the price. Keep your photo and contact information on all of your postcards in a similar manner so they start identifying you with it’s design.
  3. Third Postcard – Just Sold – Now once that house sells, use that same postcard with the same picture  and put a big red banner across one of the corners that says “JUST SOLD in YOUR NEIGHBORHOOD!” if it sold in a short amount of time, FLAUNT IT! “SOLD IN 15 DAYS!”. Then pitch your services on the back “Are you on the market to sell your home? We’ll help you get top dollar for your property!
